Those 3 achievements are not being synchronised from ubisoft connect, therefore if you already met the conditions for obtaining any of those three on your current savefile it's unlikely they will be awarded to you.

I found a workaround / solution to this problem:

There are two savefiles associated with the game - 1.save and 2.save

2.save is your actual savefile that stores game progress
1.save is confusing but it stores some profile data along some other things. Profile data apparently includes achievement related data.

If you delete your savefile in-game you will only delete the 2.save file.

In order to obtain the achievements you need to disable cloud sync in uplay and manually delete the 1.save file from your disk.
Backup your 2.save file and remove it as well. Start a new game and progress untill you take control of Ezio.

Backup your new saves and now put the fresh 1.save along with your original 2.save there.
When you meet the conditions for the achievements in that setting they should unlock for you.
